How do we classify Landed Properties in Singapore?

In Singapore, landed properties can be classified into two broad categories, namely Good Class Bungalow and Bungalow/Detached House. We can further classify Bungalow/ Detached House into Semi-Detached and Terrace House.

There are a total of 58 landed areas in Singapore, of which 39 are Good Class Bungalow Area (GCBA), and the rest are a mixture of 2 and 3 storeys Semi-detached and Mixed Landed area. The 39 GCBAs are illustrated in the picture below;

Good Class Bungalow 

Good Class Bungalow is classified as the top grade bungalow in Singapore. Its minimum land size is 1400sqm and can only built up to 2 storey high. It contain its own boundary, land and no common wall. The maximum site coverage for Good Class Bungalow is 35%.

Some of the Good Class Bungalows can be found at Binjai Park, Chatsworth Park, Sixth Avenue, Windsor Park, Nassim Road, and etc.

Bungalow or Detached House

Bungalow, also known as Detached House is another landed property that is highly sort after in Singapore. Its minimum land size is 400sqm and can be built up to 3 storey high. It contains its own boundary, land and no common wall. The maximum site coverage for Bungalow or Detached House is 40% - 45%.

Detached House can be sub-divided into Semi-Detached and Terrace House. Semi-Detached house is also known as linked house (linked by common wall or canopy) . It has a minimum land size of 200sqm and can be built up to 3 storey high.

There are two types of Terrace House, Type 1 Terrace House has a minimum size of 150sqm and Type 2 Terrace House has a minimum size of 80sqm. Terrace House can only be built on a mixed land area and up to 3 storeys high.

An example of a Terrace House is Parry Green Development. It is a 99-year leasehold Terrace House built by YHS Parry Green Pte Ltd. It comprises of 35 units of 3-storey Terrace House and 2 units of Semi-Detached House.
